What is Bridging Finance?

Bridging Finance is an asset-based loan, therefore unlike normal mortgages they are not affordability based nor age related. We are able to arrange bridging loans secured against various types of residential and commercial property assets including development plots of land. How can Bridging Finance help me?

Bridging can be right for some people, but it is by no means the right option for everyone. However, if you do require finance and are unable to source it through a first charge mortgage the bridging may be worth considering. Predominantly it is used in the following scenarios:

How do I know if Bridging Finance is right for me?

What is a Bridging Finance or Short Term Finance?

This is a short term loan (12 months or less) that allows investors and borrower’s greater flexibility with their finances until their permanent finding is available. Unlike traditional mortgages which lent based on affordability, Bridging loans are asset based lending. Essentially if you can show that you can pay off the loan through, for example, the sale of you property, then you may be eligible for a Bridging Loan.

Areas where Bridging Loans are most common are, Property Development, Property Building, Chain Breaking and house moving.
